Tenant Screening: Where the rubber meets the road.

The screening process will truly make the difference between finding a worthwhile qualified tenant or someone that will be a sting in the backside. Simply put…to find the right person for the right property for the correct duration of time.

This process starts with “The Contact” with a potential tenant where we will find out what their needs are, present and past residence, how much can they afford, where they work and for how long with references.

A big part of Golden Road Properties is our mission to “Get ahead of the problem before it starts” that will better assured of happy relationships through out the lease. We accomplish this task by:

  • Credit report
  • Criminal record search
  • Background check
  • Employment verification
  • Previous Residencies (would they rent to them again?)
  • Eviction search
  • Complete reference check
  • Open communication with the owner about the potential tenant
  • A well written lease agreement
